An EBU, which stands for Effective Business Unit, isn’t just a team.
It’s a well-oiled machine. A scalable, profitable, and sustainable unit that powers your sales business and your lifestyle.
And it’s something I’ve been building, refining, and helping others master since way back in 2002.

That means knowing who to hire, when to hire them, and how to structure roles so that your EBU runs like a well-oiled machine and not a chaotic mess.
You need the right people in the right seats, doing the right things - all backed by systems, support, and a clear growth pathway.
Without this kind of structure, you’ll burn time, burn cash, and probably burn out too.
Stop thinking like an agent and start thinking like a leader
This is the biggest shift you’ll make, and it’s the one that changes everything.
You simply can’t do it all.
To grow, you need to delegate.
You need to lead.
You need to get out of the trenches and start working on your business, not just in it.
Build systems. Delegate tasks.
Focus your time on income-producing activities and leadership.
Define every role. Document every process.
Your EBU can’t run on vibes. Every team member needs clarity.
That means:
● Clear role descriptions
● A well-structured ideal week
● Templates and processes for everything—from buyer follow-up to pre-listing kits
If it’s in your head, it needs to be on paper.
Because once your team starts growing, communication and consistency are everything.
Train and develop your team (especially your co-agent)
One of the most exciting parts of building a winning EBU is watching your people grow.
With the right guidance, your co-agent can evolve from buyer manager to confident listing agent and, eventually, even a future leader in your sales business.
